    • 1). Label three boxes with a magic marker. One box should be labeled "toss." One should be labeled "keep" and one should be marked "donate." Sort all loose objects such as picture frames and knickknacks, clutter, craft projects and toys into one of the three boxes. Throw out the objects that you put in the toss box. And, take the objects in the donate box to your charity of choice.

    • 2). Sort the items that you put into the box to keep. Out-of-season clothing, craft projects and toys should be placed in a box and stored in an attic, storage building, or storage unit away from your home. You should also store all personal items, such as family pictures or doll collections. These items can make a potential buyer feel like an intruder in a home.

    • 3). Remove any furniture that does not add to the function of a guest bedroom, such as a sewing machine or office furniture. The purpose of staging a guest room is to make your potential buyers think that they could have friends or family stay in the room. The guest room should feel like a retreat instead of a temporary office.

    • 4). Remove all clutter from the closet including boxes, old clothes, and old shoes. Update the closet by removing old wallpaper and repainting to cover scuffs. Often the closets are not updated with the rest of a home and can convey the true age of a house. Replace the clutter in a closet with one or two nice wooden hangers to make the space feel like a hotel closet.

    • 5). Vacuum the floor, dust all surfaces and make the bed neatly. Clean the windows and clean or replace dusty blinds to let in more sunlight. If the room does not recieve enough natural light, add floor lamps in the corners of the room to give it a more open and well-lit feeling.
